Renting rooms to friends can be a win-win situation for both you and your friends. You can get some extra income but have someone you know and trust living with you. They can be somewhere where they feel comfortable and safe. There are different things you will want to consider to make it a successful situation. The following are tips for renting rooms to friends.
Consider the price you want to charge carefully
It can be tricky deciding how much to rent a room to a friend for. There are a number of factors you will want to consider. If you really need the money and was going to try to rent the room for X amount of dollars to anyone, then you might have no choice but to charge them the total amount because you need it. If you are in a good situation and are just renting it to them because they need a place, then you might want to give them some sort of deal. You do, of course, want to take into account how much extra you might be paying because of them being there (i.e. utilities) because you do not want to lose money on them (unless you really just have a lot of money and are just doing it as a pure favor).
Keep the lines of communication open
You will want your friendship to remain intact. Sometimes problems can occur between people. For instance, let’s say you like to keep the house in tip-top shape and they are making a mess, you want to be able to discuss that with them. You want to make sure that they could come to you if there is a problem as well. You might want to ask them how everything is on a regular basis and be sure to share your issues with them as well.
Don’t let them take advantage of you
Unfortunately, sometimes people will take advantage of others, even friends. They might not even realize that they are doing it. You do not want to be taken advantage of and end up resenting them because they are doing something that is not right.
Don’t crowd them
Just because they are your friend and are now living with you does not mean that they want to spend every minute with you. Make sure that you are not overcrowding them – they need their space and so do you. Likewise, if you feel that they are crowding you, take some steps to fix it.
